Questions for Review:
Q: How far into the process have the architect and civil engineer progressed?
A: The architect has completed Schematic Design and anticipates completing Design Development phase on or before April 20. The civil engineer is actively working towards their permit documents.
Q: How many different design phase prices are you estimating will be required during the Pre-Construction phase?
A: Please budget for a full estimate on the Design Development package. The project schedule will not afford time for any other interim estimates prior to final GMP bidding, so the expectation from the selected Construction Manager is to provide sufficient guidance from the DD estimate for the owner and design team to make the required adjustments to align the GMP with the owner's construction budget.
Q: The project description mentions this being the first phase. Will this phase include site development of the entire 11 acres or only the portion of it that the proposed building is on and the agency requirements for stormwater?
A: Please see the attached site plan for a better understanding of the proposed conceptual site development plan. The design includes space accommodations for some future buildings or structures. Final grading and utility plans have not yet been developed.

- Has the project secured construction financing?
- It is being coordinated to complete with the timing of the permit issuance.
- Is the property zoned and entitled for the proposed use?
- The property is within the "Mixed Use Center - Village Center (VC)" zoning district as well as the Lakes District Planning Area. "Institutional/Schools" are an approved use in this zoning district.
- Are any offsite improvements anticipated? If so, can you please describe them?
- The extent of any offsite improvements required by the permitting authorities is unknown at this time.
- Who is responsible for securing permits? GC, Owner or Design Professional?
- The licensed design professionals will prepare the permit documents and provide permitting assistance. The Construction Manager is responsible for submitting permit applications and obtaining the permits as required once they are engaged unless the design team and owner have started this process in advance to facilitate the opportunity for early site work.
- Are schematic plans available to help the GC establish a meaningful construction schedule? 1. What kind of structural system is being proposed? 2.What kind of HVAC system is being proposed?
- Please see the provided conceptual site plan for schematic design reference. The classroom wings will be two-story and the administration and cafetorium will be one-story. The proposed structural system is concrete tilt exterior walls with interior steel columns, floor and roof framing. The HVAC system design approach is under development.
